This includes all cables running through walls, ceilings and floors, the consumer unit (fuse board), every socket and light switch, and all lighting circuits. In older Irish homes — particularly those built before the 1990s — the original wiring was often rubber-insulated or fabric-wrapped cable that degrades over time, creating a serious fire and shock risk.
A professional house rewire in Dublin is carried out by Safe Electric registered electricians who work to the current edition of the ETCI National Wiring Rules (I.S. 10101). The process typically takes 3–5 days for a standard 3-bedroom home and includes design, first fix (chasing and cabling), second fix (sockets, switches, and lighting), testing, certification, and making good with plastering and painting. On completion you receive a Safe Electric Completion Certificate — essential for insurance, mortgage approval, and property sales.
As a general rule, any home with wiring over 25 years old should be inspected by a qualified electrician. The ETCI recommends a periodic inspection (EICR) at least every 10 years for owner-occupied homes and every 5 years for rented properties. If an inspection reveals deteriorated insulation, insufficient earthing, or circuits that no longer meet current safety standards, a full or partial rewire is the recommended course of action.
Common warning signs that your house may need rewiring include: lights that flicker or dim when appliances switch on, circuit breakers or fuses that trip repeatedly, a burning smell or scorch marks around sockets or switches, old rewirable fuses rather than modern MCBs, sockets that feel warm to the touch, and any visible rubber or fabric wiring when you look inside a junction box. If your home was built before 1980 and has never been rewired, it is almost certainly overdue for a full electrical upgrade.
The most important benefit of rewiring your house is safety. Old, degraded wiring is one of the leading causes of electrical fires in Irish homes. A modern rewire eliminates this risk by installing new copper cabling, RCD-protected circuits, and a consumer unit that meets the latest safety standards. Older properties with lath-and-plaster walls or concealed wiring routes tend to sit at the higher end because more wall chasing is involved. Most 3-bedroom house rewires take 5 to 7 working days from start to finish. A 2-bed apartment might be done in 3 to 4 days, while a large 4- or 5-bed detached house could take 8 to 10 days. That timeline includes first fix (running all new cables), second fix (fitting sockets, switches, and light fittings), testing, and plastering. We don't include painting in the timeline because the plaster needs at least 48 hours to dry — but we do come back to paint once it's ready. We plan every rewire carefully so there are no surprises with the schedule.
You don't have to, but most people find it easier. During a rewire, the electricity will be off in different parts of the house throughout each day — sometimes the entire house. There's also a fair amount of dust from chasing channels into walls, even though we use extraction tools. If you have young children, pets, or work from home, staying elsewhere for the week usually makes the whole process smoother and faster. If you do stay, we'll make sure you have power to essentials like the fridge and at least one socket by the end of each day.
The biggest red flags are a fuse board that still uses rewirable fuses instead of MCBs, wiring insulated with rubber or fabric (common in houses built before 1980), sockets or switches that feel warm to the touch, a faint burning smell near outlets, lights that flicker when you plug something in, and circuit breakers that trip regularly without an obvious cause. If your home was built before 1990 and hasn't had any electrical work done since, there's a good chance the wiring has deteriorated beyond what's safe. Yes — there are two main grants. The Housing Aid for Older People Grant covers up to 100% of rewiring costs (up to €10,700) for homeowners aged 66 or over. The Vacant Property Refurbishment Grant covers up to €50,000 (or €70,000 for derelict properties) and has no age requirement — the property just needs to have been vacant for 2+ years. Both are administered by your local council, and you must apply and receive approval before any work starts. A full rewire means replacing every metre of cable in your home — from the meter to every socket, switch, and light fitting. That includes a new consumer unit (fuse board) with RCD protection, all new circuit wiring in fire-rated cable, new back boxes for sockets and switches, replacement of any outdated earthing and bonding, full testing of every circuit, and a Safe Electric Completion Certificate. Our standard package also includes plastering all chased walls and painting them to match. The only thing not included as standard is the cost of new light fittings and socket faceplates — though we can supply these if you'd like.

Absolutely — and this is the best time to do it. During a rewire, all the walls are open and we're running fresh cable throughout the house, so adding extra sockets, USB-A or USB-C charging points, outdoor sockets, data cabling, or dedicated circuits for things like a home office or electric car charger costs very little extra. Most of our customers add at least a few extra sockets they wish they'd always had. We'll go through every room with you at the planning stage so nothing gets missed.
A rewire does involve cutting narrow channels (called "chases") into your walls to run new cables, and lifting some floorboards to route wiring between floors. It sounds worse than it is. Modern chasing tools cut clean, precise lines, and we fill every chase flush with patching plaster as standard. The plastered areas need 24 to 48 hours to dry before we come back to paint. Once painted, you genuinely won't be able to tell where the chases were. We also lay protective sheeting on floors and stairs throughout the entire job to protect your home.
